Why Doesn't the VA Loan Zero-Down Benefit Get Explained in Real Terms?
Most people know the VA loan doesn't require a down payment. Fewer people understand what that actually means in a market like Kitsap County right now.
Here's the math as of this week: Bremerton's median home price is $484,500. An E-5 with dependents draws $2,364 per month in BAH. At current VA rates around 5.6–6.3 percent, a home in that price range will carry a monthly payment in the neighborhood of $2,700–$2,900 — depending on taxes, insurance, and the rate you lock.
Its true! BAH doesn't cover the entire mortgage, but it does get you started building equity.
The part that changes everything is the down payment. A conventional buyer purchasing that same $484,500 home at 5 percent down writes a check for $24,225 before they unpack a box. A VA buyer writes a check for zero. That $24,000 stays in your pocket — or goes toward the PCS move, the new furniture, the first six months of life in a new state.
The VA funding fee applies, but it's typically rolled into the loan. For a first-time VA loan use with no down payment, it's 2.15 percent of the loan amount — roughly $10,000 — added to the balance, not paid at closing. That's a different conversation than a $24,000 cash requirement at the front door.
Inventory in Kitsap County has climbed to over 680 homes as of late May. That's more choices than this market has seen in years. Sellers are negotiating. Concessions are more common.
