Beyond the "Zero Down" Myth: A Step-by-Step Guide to the VA Loan in Kitsap County

The VA loan is the most powerful home-buying tool in the U.S. military.

Most families use it once, close a house, and never fully understand what they activated. Here is how it actually works in Kitsap County — step by step.

Step one: Get your Certificate of Eligibility. This is your authorization letter from the VA. You can request it through eBenefits or your lender can pull it directly. Most lenders retrieve it the same day. Do this before you look at a single listing.

Step two: Get pre-approved by a VA-experienced lender. Not all lenders know VA loans equally. Ask how many VA closings they completed in Kitsap County in the last 12 months. A lender who does two or three VA loans per year will slow your process in a market that does not wait.

Step three: Know your numbers before you write an offer. The funding fee for a first-time VA buyer with no money down is 2.15% of the loan — it can be rolled into the loan so nothing comes out of pocket at closing. Veterans with a service-connected disability rating are exempt from the funding fee entirely.

Step four: Make your offer — and plan for the appraisal. VA appraisals in this region are running 7 to 14 business days from assignment to report. That is not a problem if your lender and agent know how to manage the timeline. It becomes a problem when they do not.

Step five: Close. Most VA loans in Washington state close in 40 to 55 days from accepted offer. Cleaner files close faster. This is why pre-approval documentation matters more than most buyers realize.
